What Revolution RE does

Revolution RE extracts data nightly from property management systems — Yardi, Entrata, RealPage and ResMan — and normalizes it into one consistent format. On top of that standardized data sit portfolio dashboards, GL-accurate financial reports, scheduled deliveries, and access for AI tools, without anyone reconciling spreadsheets by hand.

Why standardized operating data matters

Property management systems, and the teams using them, don’t all calculate a metric the same way. One manager’s occupancy counts pre-leased units; another’s leaves out units that are down. Rolled up as reported, those figures misstate the portfolio, and the properties can’t be compared fairly.

Revolution RE calculates each metric one way for every property, whatever system it runs on, so a portfolio figure means the same thing as each property’s figure. Related measures, such as occupancy and leased, stay separate metrics. To see exactly how a report column is calculated, hover over its heading.

The same idea applies to financials: see Why aggregated financials matter.

How your data is organized

ConceptWhat it is
InsightA base data point — occupancy, rent, turnover, a financial total. Insights are what report columns are built from.
Custom insightOne you define: a derived calculation from other insights, or a manual figure you upload.
Ad hoc insightData from a separate system, brought in by scheduled report.
Property attributeA feature of a property — city, unit count, management company, or any column you add. Used to filter, group and permission.
Unit and lease attributesDetails of individual units and leases — occupied or vacant, bedroom count, unit type, make-ready status — available in Unit and Lease sheets.
ReportSheets of insights, arranged and formatted. The source of every table and chart.
DashboardCards from reports, arranged into one view.

How accounts are organized

A property's data feed lives in the company account of whoever licenses its PMS. That might be an owner, their management company, or a technology company working on the owner's behalf. Every installation starts the same way: an introduction to the system administrator of the PMS we will extract from. See Integration overview.

If you are…Revolution RE gives you
An owner — syndicator, REIT, fund manager, GP or LPReal-time data across all your management companies, for fund reporting, asset tracking, investor updates and underwriting, instead of waiting for monthly or quarterly packages
A management companyReporting and standardized data for your own team, and a way to give your owner clients direct access to their data
A vertically integrated operatorOne combined portal, or a separate portal per brand if ownership and management trade under different names
A PropTech companyClient data from every PMS through one standardized integration, instead of building and maintaining a connector per PMS

Companies on more than one PMS

Some portfolios are split — some properties on one PMS, others on another, after an acquisition or mid-migration. Others run two systems on the same property, such as RealPage or Entrata for leasing and Yardi for accounting. Revolution RE handles both, into one unified view.

Text version
  1. Three managers each report occupancy. Each one calculates it differently.
  2. One counts pre-leased units. Another leaves out units that are down.
  3. Roll the reported figures up, and the portfolio looks 94.3% occupied.
  4. And Oak Terrace, at 95.8%, looks like the strongest property.
  5. Revolution RE calculates occupancy one way, for every property and every PMS.
  6. The portfolio is 91.6% occupied, not 94.3%.
  7. Leased is its own metric, calculated the same way for every property.
  8. Now Riverside Lofts reads clearly: lowest occupancy, with 9 move-ins on the way.
