Everything in the platform is scoped to a set of properties: your whole portfolio, a saved group, a single property, or a subject property alongside its comps. This page covers moving between those views.
The portfolio view
The homepage shows every property selected in the property picker. By default that is every property you have access to. Filtering by an attribute — a feature of a property such as its city, management company or unit count — narrows the view.
Attributes live in the property table in Setup. Some come from your PMS automatically; others your Administrator adds, such as a yes/no allows pets column you can then filter by. See Admin setup.
Saving a portfolio
A portfolio — or property group — is a saved selection of properties. There are two kinds:
| Kind | How it's built | Changes when |
|---|---|---|
| Dynamic | A filter on one or more attributes | Automatically, as properties gain or lose the attribute |
| Static | A hand-picked list of properties | Only when you add or remove properties |
Save a dynamic portfolio
- From the homepage, open the property picker at the top right.
- Open the Filters tab and choose an attribute — purchase date, unit count, management company, city or MSA are common.
- Select the values to include and select Apply.
- Select Save property group and name it.
Save a static portfolio
- Open the property picker and the Properties tab.
- Select the properties to include.
- Select Save property group and name it.
Saved groups appear in the All properties drop-down. To rename, reshare or delete one, select Manage groups.
Sharing and defaults
When saving a group, tick Shared to make it visible to everyone in your company, or Default property group to make it the view you land on at login. A shared default applies to everyone; an unshared default applies only to you.
Only Administrators can share a property group or make it the company default.
Property pages
Select Properties, then any property, to drill into it. Each property has its own dashboards — the same set for every property, showing that property's data. See Property dashboards.
Comparing against comps
Comparable properties — comps — are properties you don't own but want to benchmark against.
Add comps and attach them to a property
- Add the addresses of your comparable properties and validate them.
- Select one of your own properties in the property table.
- Choose from the comps now in the system to associate them with that property, and pin them to it.
The property table's Own/Comp column records whether each property is yours or a comparable, and can be used as a filter like any other attribute.
Comparing time periods
To compare one period with another — this month against last, or year to date against the same point last year — use the Versus settings when adding a column to a report. See Comparing values.
