Leasing, AI, and the data underneath it all: Elizabeth Braman on the Multifamily Weekend Update

Every week the Multifamily Weekend Update takes the week’s apartment-industry news and asks a guest what it actually means for the people running portfolios. This week that guest is Revolution RE CEO and co-founder Elizabeth Braman, and the week’s news was a big one: the leasing-AI landscape shifting as EliseAI and RealPage square off, and what that contest means for operators whose data sits inside those systems.

The three threads of the conversation

  • This week’s news — EliseAI versus RealPage, and what a fight between a leasing-AI specialist and a property management system (“PMS”) vendor signals about where the industry’s data is headed.
  • The founder story — how a technology lawyer, broker, and CCIM ended up building a data company for apartment owners, and the detours along the way.
  • Where multifamily goes next — the unglamorous work that has to happen before any of the AI promises pay off.

The hosts keep the format to roughly twenty minutes, so the episode is built for a commute, not a conference afternoon.

What We Cover

Why a leasing-AI headline is really a data headline

Leasing AI gets the attention because it is visible: a prospect texts at 11pm and an assistant answers. The less visible question is what that assistant is reading from, and who controls it. When a specialist AI vendor and a PMS vendor compete over the same leasing workflow, the thing they are really competing over is the operator’s data, and the integration that moves it. That is the lens Elizabeth brings to the news.

01

The PMS is the system of record, not the system of analysis

A property management system is built to run a property: post rent, process applications, close the books. It was never designed to answer portfolio-wide questions across three operators and two software platforms. Expecting it to become the analytics layer, or the AI layer, confuses two different jobs.

02

Owners should own their data

Whatever happens between the vendors, the owner’s position should not depend on the outcome. Standardized, portable data is what keeps an operator free to choose the best leasing tool next year rather than the one that happens to be bundled.

03

AI enhances the leasing team; it does not replace it

The useful version of leasing AI removes the noise so the on-site team can spend its time on judgement and relationships. The messy reality is that clean, consistent data is the precondition for any of that to work.

The industry is chasing the shiny AI tools. The boring, unsexy work of standardizing the data is what actually unlocks the value.
About the Show

About the Multifamily Weekend Update

The Multifamily Weekend Update is a weekly show that walks through the apartment industry’s news of the week with a featured guest. It is co-hosted by Eric Sharpe, the show’s co-founder and content creator, and Justin Dilley, and it streams on LinkedIn.

Guests are not there to pitch. The hosts build the questions from that week’s headlines and ask the guest to react, which is why the conversation moves between industry news, a founder’s own story, and where the business is going.
